Senmar’s mission is to create “beautiful, high-quality houses that have profound respect for the environment”, positioning the company at the intersection of design, technology and sustainability. Based in Coja, in the Coimbra district, Senmar carries out advanced prefabrication to produce timber-frame structures that unite industrial accuracy with architectural adaptability.
Nizar Odeh founded the company alongside Aleskey Sosnovskis, who brought Senmar “the foundational construction expertise, from classic techniques to modern systems.” Odeh has also acknowledged Valeriy Scerbak’s contribution to establishing the business, providing the “technical vision and engineering skill” that turned “ambitious ideas into a concrete, executable plan.”
Modular solutions
Senmar is a construction company delivering “complete, end-to-end building solutions, adapting our role to fit the project,” according to Nizar Odeh. For private owners, it acts as the “dedicated builder of their finished house, managing the entire journey from design to delivery”. This approach ensures every detail is completed in line with the client’s requirements and vision “for a high-demand, tailored house.”
Businesses can also use Senmar’s services. In these cases, the company operates as a specialist manufacturer and supplier, with construction based on “precision-engineered timber-frame panels, acting as the high-tech manufacturing core of their own projects.” Nizar Odeh stresses that Senmar will consistently prioritise “superior quality and advanced sustainability.”
A Senmar-built property can be delivered in two ways. Clients may select a bespoke panelised or modular solution, providing architectural freedom and personalisation. Alternatively, they can choose a move-in-ready home with premium finishes, sustainable technology and smart-home systems.
Responding to Portugal’s housing crisis
Portugal is experiencing a housing crisis, with the supply of available homes failing to meet buyer demand across both urban and rural areas. In districts such as Coimbra and Leiria, prospective property buyers face a limited choice of homes, placing pressure on younger purchasers, families and local communities.
Senmar considers that the issue is not solely the volume of homes being built, but also the inefficiency of conventional on-site construction. According to the company, traditional building methods will not meet recorded demand in Portugal, as project timescales are often extended by factors including weather disruption and labour shortages.
Senmar is tackling the housing crisis by moving part of the construction process into controlled factory settings. Through this approach, panelised and modular construction becomes a structural component, while finished modules are manufactured to high levels of precision before being installed on site. The method Senmar intends to use will shorten construction periods while maintaining consistent performance standards.
Senmar MOD and architectural innovation
One of Senmar’s key offerings is Senmar Modular On Demand (MOD), which gives clients a solution centred on advanced modular construction. Saher Dwairy, an architect at Senmar, explains that the concept will reposition modular housing as a bespoke, design-led option instead of a standardised product.
In an interview with The Portugal News, Dwairy said that Senmar MOD is founded on flexibility and responds to each client’s needs. By using off-site production and parallel manufacturing processes, the completed product can be delivered 70% faster than through traditional construction. MOD will not compromise either architectural quality or energy efficiency.
The system functions as an “architectural DNA”, enabling the same construction principles to be used for private villas, eco-resorts and public buildings. Although the approach follows minimalist design principles, the designs will never be restricted. Senmar seeks to eliminate unnecessary features while giving priority to light, space and functionality.
Focus on sustainability
Sustainability sits at the heart of Senmar’s identity. The company aims not merely to sell houses, but to provide living environments designed for the future. Responsibly sourced timber, for instance, is a renewable alternative to carbon-intensive materials including concrete and steel. Alongside reduced waste on site, this approach decreases the environmental footprint of every Senmar project.
Supporting clients moving to Portugal
Senmar takes pride in acting as an active partner for international clients, particularly those planning to relocate to Portugal. American and other overseas buyers can receive assistance from Senmar throughout their move. The company provides legal support, as well as help with buying land and dealing with local authorities. By offering a single point of contact, Senmar makes a potentially complex and bureaucratic process more straightforward.
The company also takes a careful approach to clients’ financial arrangements. It works closely with international banks to help ensure secure transactions can be completed easily. Senmar is currently exploring the future availability of cryptocurrency payments, which could reduce clients’ currency exchange costs.
Constructing the future of housing
By combining advanced manufacturing, renewable materials and client-focused design, Senmar demonstrates that speed, quality and sustainability need not be competing priorities. Instead, they can work together to create homes that are both resilient and affordable.
